Washington Park

The neighborhood of “Wash Park” extends from Downing Street on the west to University Boulevard on the east and from Cherry Creek south to I-25. This area has undergone a great deal of revitalization and is today one of Denver’s hottest urban housing markets.

Built in 1899, the Park itself is the largest in the district. This 162-acre green space is four blocks wide and eight blocks long. It has beautiful flower beds, a 2.6 mile jogging trail and the busiest recreation center in Denver. The grounds also feature a restored boathouse, several soccerDenver CO homes for sale, Washington Park fields, 10 tennis courts, basketball, roller blade and horseshoe courts. Wide open spaces, Smith Lake, and Grasmere Lake dominate the landscape and bring many locals and visitors to the area.

Craftsman-style bungalows, Dutch Colonials and Denver Squares were commonly built in this neighborhood between 1885 and 1925. These Wash Park homes tend to run about 2,000 square feet with detached garages on typical city lots. Today these homes are very popular and many have been updated or extensively remodeled. This neighborhood also has attractive, pedestrian friendly shopping and entertainment areas on South Gaylord and South Pearl Streets. Local businesses here host numerous festivals, markets and exhibits that bring residents and visitors to Wash Park for both shopping and entertainment.

Over the years building in Wash Park has been impacted by various modes of transportation. In the early 1900’s the Denver Tramway Company extended a trolley car line along South Pearl Street. In the late 1950’s Interstate 25 bisected South Pearl Street in half. The current T-REX highway expansion program will soon by completed and light rail will carry passengers to the Louisiana - Pearl Street Station.

Recent single family homes sales in Washington Park ranged from $152,000 to $860,000 with averages of 1,455 square feet and an average sales price of $399,988. Recent condo sales ranged from $99,900 to $425,000 with averages of 851 square feet and an average sales price of $177,527.
